Understanding Mold

Nothing strikes fear in the hearts of potential home buyers more than the word, “mold.”  Sadly, many home inspectors do more to scare potential home buyers about mold than to educate and inform their clients.

The fact is that mold has been on this Earth longer than man.  Mold needs two things to grow — moisture and organic material.  Organic material such as wood and paper on drywall can be found in nearly every home. But as long as moisture is controlled, mold cannot grow.

Housebusters provides a free mold assessment with every home inspection.  As we perform your inspection, we search for signs of water intrusion in exterior walls.  We also inspect the roof and around windows and doors. Tiny openings can provide mold with the moisture it needs to grow.  We inspect the crawl space or basement for signs of water intrusion through foundation walls. We also examine landscaping to ensure water is being directed away from the home, not towards the home’s foundation.

If we find signs of potential mold growth or excess moisture, we may recommend that you have air samples taken (at an additional cost) to determine the levels and types of mold present in the air being breathed by occupants of the home.  If mold is found, we will tell our clients where it is found and we will share expertise about how to clean up the mold — and how to prevent moisture intrusion to keep mold from growing in the future.  In most cases, homeowners can clean up small amounts of mold themselves, as per EPA guidelines, saving themselves hundreds if not thousands of dollars in professional remediation costs.
